Your address and the problem
Start with the postcode and type of property. Explain what you have noticed, when it began and which part of the building is affected. If it is a leak, mention whether it happens every time it rains or only in particular conditions.
Photographs taken safely
A wide photo of the property helps show the roof and access. A picture of the damp patch or affected detail can help too. Take photos from the ground or inside. Do not climb onto the roof to get a closer view.
Previous work and access
Mention any earlier repair to the same area and whether the problem returned. Tell Kelvin about a shared passage, locked gate, conservatory or extension below the work.
Check what the quote covers
Ask which materials, preparation, access and waste removal are included. If further damage is found during the job, agree how any extra work will be discussed before it is carried out.
